I spent the first stretch of my career buying single-family houses for cash across Missouri and Kansas — knocking on doors, underwriting at kitchen tables, closing fast on properties most buyers wouldn’t touch. The work paid. It also capped itself.
The insight that started Next Level Acquisitionscame from doing the math one slow Wednesday. Scaling single-family one house at a time is bound by hours in the day — you can’t outrun the calendar. A sixty-unit apartment community runs on a manager who’s been there twelve years. A two-million-dollar HVAC business runs on a crew of fifteen. Those compound without capping the operator’s time. The skills transfer — sourcing, negotiation, underwriting, operating — they just get applied to bigger assets.
That’s the company now. Wichita is home base. the Midwest is the hunting ground. The thesis is the same one that worked at the single-family scale, just running on a different chassis: buy durable cash flow, operate it honestly, hold long, compound.
Every asset we buy has to pencil before we get attached to it. Appreciation is a tailwind, not a thesis. If the deal doesn’t cash-flow on conservative numbers, we pass.
Flipping creates a job. Operating creates ownership. We’re building a portfolio of assets we plan to own for a decade or more, not deals we’re trying to flip in 18 months.

If a property is worth $1.4M and the seller wants $1.8M, we say so. If we’re wrong about a number, we admit it. Reputation moves at the speed of the smallest deal we’ve ever done.
